Overview

If you’ve been searching online and keep seeing the words “transportable home” without really knowing what it means – you’re in good company. It’s one of the most common questions we hear at Exeter Homes, and the answer is simpler than most people expect.

This guide walks you through everything you need to know about transportable homes in NZ: what they are, how they’re built, who they suit, and why more New Zealanders are choosing them every year.

What Is a Transportable Home?

A transportable home is a permanent residential dwelling that is built off-site – typically in a factory or building yard – and then transported to your section once construction is complete.

At Exeter Homes, your new home is built right here in Rotorua, under controlled indoor conditions. Once the build is finished, it’s loaded onto a truck and delivered to your land anywhere in the North Island. From there, it’s positioned on foundations, connected to services, and handed over to you with the keys in hand.

The end result isn’t a temporary cabin or a holiday pod; it’s a full-size, permanent home built to the New Zealand Building Code, fully insulated, double-glazed, and designed to last generations.

How Is a Transportable Home Different from a Regular New Build?

The process is what sets transportable homes apart. With a conventional on-site build, the entire construction happens on your section, which means weather delays, site access challenges, and a longer overall timeline. With a transportable home, the majority of the build happens in our Rotorua yard with your project manager on site at all times. That means fewer delays, better quality control, and a much smoother experience for you.

Some other key differences:

Speed. A transportable home build is typically faster than a traditional on-site build. Because your home is being constructed in our yard at the same time as your site works are progressing on your land, the two timelines run in parallel, saving you weeks or months.

Predictability. At Exeter Homes, we offer a fixed-price building contract. Once the design is locked in and the contract is signed, your price doesn’t change. No surprise invoices, no budget blowouts.

Quality. Your project manager is on site every day, not split across multiple jobs like in traditional builds. Every frame, every junction, every finish is overseen by the same dedicated team from start to finish. That level of attention and consistency is what shows in the finished product.

Who Are Transportable Homes Built For?

The honest answer is a wide range of people. Over the years, we’ve built homes for first-home buyers stepping onto the property ladder, retirees downsizing to something manageable, families on lifestyle blocks, investors adding a rental dwelling to their property, and parents building a granny flat next door to keep the family close.

What they all have in common is that they found the traditional building market frustrating, too expensive, too slow, or too complicated and discovered that a transportable home offered a smarter path to ownership.

If you own a section or are about to purchase land, a transportable home is very likely worth exploring.

Do Transportable Homes Require Building Consents?

Yes, and this is an area that often confuses people at first. In New Zealand, transportable homes require two building consents. Exeter Homes handles the first one, which allows us to build your home in our yard in Rotorua. The second is your local building consent, which goes through your local council and covers the placement of the home on your section.

This consent can be handled by your own draughtsman, or we can take care of the entire process for you. Our team works alongside a local planning company to ensure everything meets your specific council’s requirements, we guide you through every step, so it’s far less daunting than it sounds.

Are Transportable Homes a Good Investment?

They can be an excellent one. Transportable homes in NZ have seen growing interest from property investors over the past several years, particularly with changes to minor dwelling rules making it easier to add additional dwellings to existing sections. A quality transportable home, placed on the right section, can provide strong rental yields and long-term capital value.

As registered Master Builders, Exeter Homes builds every home to comply with the Building Code and Healthy Homes Standards, which means full compliance for rental properties from day one.
