What actually happens between your first phone call and the day you collect the keys? Who does what, and when? And how does the transportable home build process NZ buyers go through differ from a traditional on-site build?

This article walks you through our full eight step process, stage by stage, so you know exactly what to expect at every point. There are no surprises in an Exeter build, and that starts with understanding how the whole journey fits together.

How Are Transportable Homes Built? The Short Version

Before we get into the detail, here is the core idea. Your home is built as a complete, finished dwelling in our Rotorua yard, under controlled conditions, by our own team. While that build is underway, the work needed on your section, such as consents, foundations, and service preparation, progresses in parallel. When both are ready, we deliver your finished home to your land, place it on its foundations, complete the final connections, and hand over the keys.

Because the build and the site work run concurrently rather than one after the other, the overall timeline is significantly shorter than a conventional build. For a standard Essentials or Essence range home, the build typically takes around 15 weeks from consent to delivery.

There is one more piece of background worth understanding. Transportable homes in New Zealand require two different building consents. The first is the Yard Building Consent, which we hold ourselves and which allows us to build your home in our Rotorua yard. The second is your Local Building Consent, which goes through your local council and covers placing the home on your specific section and connecting it to services. We take care of the first entirely, and we take care of the second one for you as well, as part of the stages below. It is all part of the complete turn-key service we offer, so you are never left to navigate council on your own.

Step 1: Enquire

Everything starts with a conversation. You will meet with our sales team, who will help you explore our floor plans and talk through any customisations needed to suit your lifestyle, your site, and your budget. After this meeting, we will provide a realistic ballpark figure for your project.

If possible, we recommend booking an appointment and allowing around 40 minutes. That gives us enough time to properly understand your needs, your section, and your goals, and it means you leave the meeting with genuinely useful numbers rather than vague estimates. Step 2: Concept Design

This is the exciting phase where your home takes shape. We work through layouts, design choices, materials, and key features to make sure your home works for how you live, looks the way you want it to, and fits your budget.

We take our time here on purpose. Designing a home is not something to rush. By the end of this stage, you will have a thoughtful design that everyone is aligned on before moving forward.

During concept design we also arrange your geotech report, which tells us how your land behaves and what foundations it will need. This report is crucial for the next stage, and it is yours to keep even if you decide not to move ahead with the project.

Step 3: Preliminary Building Contract

This stage removes the unknowns. We complete the engineering, surveying, and council discussions needed to confirm exactly what can be built on your site.

In practical terms, that means our structural engineers design the right foundations for your land, surveyors mark out boundaries and your house site where necessary, and we run the testing and compliance checks that stop anything from catching you out later, such as stormwater design or locating underground services if your site requires it.

By the end of this stage, we have everything we need to fully and accurately price your project. No guesswork and no assumptions. Once you are happy with the final design and the quote, we lodge the consent with council and lock in your build spot, which gives you a clear timeline for construction, delivery, and completion.

Step 4: Building Contract

This is where everything is locked in, right down to the colour of your toilet-roll holder. With the design, approvals, and technical details confirmed, we can provide a fixed-price building contract. This gives you certainty on scope, cost, and timeline.

The contract also formalises our working relationship. It sets out all legal requirements, protects both parties, and ensures everything is transparent, fair, and clearly understood. We walk you through every part of it so you feel confident signing.

Step 5: The Build

This is where your home comes to life. Your home is built in our yard under controlled conditions by our dedicated team. Although the build takes place outside, it runs like a factory production line, which means no downtime between trades and consistent quality control at every stage.

You will be invited to view progress at key stages alongside your project coordinator, so you can see everything taking shape with confidence. Watching your kitchen go in, or standing in your living room for the first time while the home is still in our yard, is one of the highlights of the whole journey for many of our customers.

Step 6: Site Works

If you choose a turn-key solution, Exeter Homes will manage the site works for your new home. This is discussed early in the process and coordinated alongside your build, ensuring everything is ready for delivery.

Running site works concurrently with the build is one of the biggest advantages of the prefabricated relocatable homes process. Rather than waiting for foundations and services to be completed before the build begins, both workstreams progress at the same time, which streamlines timelines and reduces delays.

Step 7: Delivery

Once your home is complete and your section is ready, we take care of delivery and oversee the entire process for you. Your finished home is transported to your land, positioned precisely on its foundations, and secured in place.

We then complete final connections and finishing works before handing over the keys to your new home. What arrives on your section is not a shell or a kit. It is a complete home with the kitchen installed, the bathrooms finished, the painting done, and the flooring laid.

The last administrative step is the Code of Compliance Certificate from your local council, which confirms the home was placed and connected in accordance with the consented plans. We most often take care of this application for you as part of our turn-key service, and it is typically straightforward once the home is on site and services are connected.

Step 8: Ongoing Support

Our support does not stop at handover. Our team remains available to answer questions and provide guidance as you settle into your new home. If anything comes up in those first weeks and months, you know exactly who to call. We also check in around a year after you move in, to make sure everything is still working exactly as it should.
