The current Estate design is the May, and it is one of the most spacious homes we build. At 173 square metres with 6 bedrooms and 2 bathrooms, priced from $530,000, it is a genuine large-format home rather than a stretched family house.

As a 6 bedroom transportable home, the May is particularly well suited to worker accommodation, where an employer needs quality, low-maintenance housing that brings a team together on one site. The layout is designed around exactly that kind of shared living. Alongside the two bathrooms there are two separate toilets, so the peak morning rush to get out the door is never held up. A large laundry and a covered porch give everyone somewhere to pull off dirty boots before walking into the house, keeping the living areas clean. And the kitchen and dining area can be closed off from the hallway, so the rest of the home stays quiet when someone is sleeping between shifts.

The same space works just as well for multigenerational households, where parents, adult children, or extended family share a property without living on top of one another.

Every Estate home is constructed in our Rotorua yard by our own team. Although the build takes place outside, it runs like a factory production line, with no downtime between trades and consistent quality control at every stage. The finished home is then delivered complete to your site, positioned, and connected. On a site that may already have an existing home on it, that matters: the disruption on your land is limited to the site works and the delivery itself, rather than months of on-site construction affecting everyone living there.

It is also a complete turn-key service. We manage the consents, the site works, the transport, and the compliance, so you are not coordinating trades or navigating council yourself. For a standard build the construction runs to around 15 weeks from consent to delivery, and because your site works progress in parallel, the overall project timeline stays far shorter than building the same home on site from the ground up. The result is a home that is ready to live in, or earning its keep, sooner.

A larger project follows the same deliberate process as any Exeter build, scaled up.

It starts with a conversation about your site, your goals, and your budget, after which we can give you a realistic ballpark. Concept design shapes the home itself, and a geotech report tells us how your land behaves. The preliminary stage is where the project earns its certainty: our engineers design the right foundations, surveyors confirm boundaries and dwelling positions, and we work through the council discussions, stormwater design, and compliance checks that determine what your site can genuinely support. By the end of that stage the project is fully and accurately priced, before you sign a fixed-price building contract. From there, the home is built in our yard while the site works run in parallel, and once everything is ready, it is delivered, positioned, and connected.
