How We Build Your Home - And Why Our Process Matters
At Exeter Homes, every home starts long before a hammer hits a nail. We follow a proven, thoughtful process that protects your budget, your vision, and your peace of mind. With so many moving parts in a building project, our job is to guide you through each step, so you always know what’s happening and why it matters. Here’s how we do it.
Stage One: Concept Design
This is where the magic begins.
We sit down with you to understand what you want your home to feel like, the lifestyle you’re aiming for, the functionality you need, and any must-haves or non-negotiables. We talk through your goals, your budget, and how the home will sit on your site. Then we begin shaping your design, piece by piece.
We take our time here on purpose.
Designing a home isn’t something you rush. It’s one of the biggest investments you’ll ever make, and you deserve the space to think, reflect, and make decisions that truly suit your life.
During this stage we also arrange your geotech report, which tells us how your land behaves. This is crucial for the next step. Even if you decide not to move ahead, the geotech report is yours to keep.
Stage Two: Preliminary Building Agreement (PBA)
Once your concept is right, we move into the technical backbone of your project. This stage gives us everything we need to progress your build with confidence and accuracy.
Here’s what happens:
- Our structural engineers design the right foundations for your site
- Surveyors may undertake a topographical survey to show contours of your land, then stake boundaries and mark out your house site if necessary
- We run all testing, analysis, and compliance checks to make sure nothing will catch you out later, such as stormwater design, OSET, HAIL, location of underground services if your site requires this.
By the end of this stage, we have everything we need to fully and accurately price your project. No guesswork. No surprises.
If you’re happy with the final design and the quote, you give us the green light. We then lodge the consent with Council and lock in your build spot, giving you a clear timeline for construction, delivery, and completion.
We only allocate your build spot once this stage is complete. This ensures there’s no downtime between builds and guarantees consistent work for our team. It also allows us to create an accurate timeline for your project, especially if you need completion by a specific date. To keep everything on track, we may give you deadlines for when certain decisions need to be made, so we can all move forward smoothly.
Stage Three: The Build Contract
This is the step that formalises our working relationship. It sets out all legal requirements, protects both parties, and ensures everything is transparent, fair, and clearly understood.
We walk you through every part of it, so you feel confident signing.
Stage Four and beyond: Build, Delivery, Site Works & Handover
Now the fun part begins.
Your home is built by our dedicated team in our yard. Once complete, we transport it to your property, complete all required site works, connect services, finish any on-site detailing and then hand you the keys.
You get a warm, beautiful, transportable home crafted with care, delivered with precision, and built to last.
Why We Do It This Way
Our process isn’t fast for the sake of speed. It’s not slow for the sake of slow.
It’s deliberate.
Every stage exists to protect:
- Your budget – no hidden surprises
- Your design – built to suit your life, your land, and your goals
- Your peace of mind – clear steps, clear pricing, clear expectations
- Your investment – a home built right the first time
- Our Staff – steady, well-planned workloads so they can focus on craftsmanship, not chaos
This is your home. Your future. Your biggest financial decision.
And you deserve a process that respects that.
